The choice to welcome holidaymakers in your home is one that requires a partner you trust. We coordinate the arrival of our guests and provide 24/7 assistance to solve any issue that might arise. Likewise, we will re-stock cooking, hygiene and cleaning basics and will provide a neat welcome pack for our guests. Once they have left, we will inspect the property and secure it.
We have an ample network of cleaning suppliers that are very experienced and can provide changeover or midweek cleanings, laundry services, and any special cleaning service that your property might need. We always inspect the property before the guests arrive to make sure our high quality standards are kept.
Utilizing both in-house employees and outside providers, we will manage any maintenance, gardening, pool cleaning, plumbing or electricity needs that might arise. We will always inspect the problem first-hand before calling for external assistance, and we will make sure your property is always in perfect condition.
MARKETING & DISTRIBUTION
Listing your property on the most important distribution platforms, and constantly updating the rates through yield pricing technology designed to ensure that you always get the most bookings at the best possible price. Professional copywriting describing your house and eye-catching photos will ensure we convert browsing travelers into paying guests
ADMIN & ACCOUNTANCY
As your reliable partner, we will advance payments of all operating costs of your property, classify and file all invoices associated, guarantee guest’s payments collection, and pay you on a monthly basis. Likewise, as rental management experts, we will issue under your name all guests invoices needed for you income tax declaration. You can access this information at all times through a online folder we will share with you.
As your rental management provider, we fully assist owners who are interested in having their properties licensed with the Canarian Tourism Board, from the application process until the permit is delivered. We will also register the house on the National Guest’s Registry of the Spanish Guardia Civil, in order to collect and upload all guests details to their online registry.

Through a state-of-the-art cloud based system you will see in real time, all reservation details of future and past bookings, with full information on price and source of the reservation through our property management systems.
ONE WEEK TO MARKET
Once the contract is signed and we have the photos, in just a week your property will be on all the major distribution platforms like Booking.com, Homeaway, Airbnb or TripAdvisor, as well as on the BuenaVilla website.
All supplier invoices are invoiced to your tax details and we don’t take any cuts from them, keeping the costs to a minimum. Should you want to use your own suppliers, we will be more than happy to work with them.
As a standard, we charge a management commission of 15% for every reservation that comes through a distribution channel, and these charge (on average) another 15% as a distribution cost. Should a booking be made through Buenavilla’s website, we share that 15% extra margin with the owner. Regardless of the source, we will always dedicate 2% of the value of each reservation to prepare a welcome package with food, drinks and kitchen and hygiene essentials.
You will be able to access or download at any time, all online documentation related to your property, including a summary of the reservations, balance sheet with monthly income and costs, and copies of all invoices related to those costs. You’ll be able to double-verify all that data with our Rental Management system for owners called Rental Ninja.
